|Hi, Any one has booked flats in Isha Yara? I also booked 3bhk flat over here and waiting for CMDA approvals. Mean time I heard like the ISHA YARA is not going to be a GATED COMMUNITY, since they are going to surrender the 60 feet road ( inside the block) for public use. If this is the case then this project total waste for this price. Please let me know if any body knowing more abt this 60 feet road. thanks.

|Builder has confirmed that ISHA YARA is not be a GATED COMMUNITY. I'm thinking to quit from this project. I felt ISHA YARA is not reliable builders and I'm not recommending ISHA HOMES. :-(

| Isha has done only few projects so cannot be considered a premium category builder, no swimming pool, no school and not a gated community makes it an average apartment. However they are quoting a price of an premium apartment equal or more than builders like DLF, India bulls and sub-standard builders like Navin's. Overall my verdict would be this is an overpriced for the features and quality if promises. Any comments?

I think we should end the problem for searching how to get replies on our queries. We are on high time and its not ideal and practical to individually enquire with ISHA Homes without knowing what left hand does. We are neither getting homes nor money for free to accept agreement as prepared. If every members really worrying for mutual agreement we need to expedite and workout collectively.
Following are my suggestions , if you all agree..
1. we need to open an Question and answers application in this forum called agreement.
2. Question and Answers will have each paragraph of entire agreement in the subject.All members shall have provision to add questions corresponding to that paragraph without redundancy (moderator to provide add question options).
3. Questions shall be added till saturday 1200 hrs i.e 25 Sep 10. O.K?
4. We shall take printout of all questions and All members would meet at Adyar on 25 Sep 10 at 1600hrs and will present the entire questions to ISHA Homes .
5. Shall reconcile for mutual agreement then collectively.
(Murali and Chandru if you are hardpressed, you may provide passwordto my id , I am free and i shall help you out in creating the above.)
Note:- Individually, my personal opinion, nothing can happen other than optingout of project. The difference of rate per sqft 3250 - xxxx (xxx persqft) of booked flat ?

|Does they got the CMDA approval? Till now they are not giving any reg# to check the CMDA approval process. Meantime they are forcing to take Agreement by this week end. Any body facing same things?

|They have got the CMDA approval now. Maintenance of a swimming pool is too high. Right now, the expected maintenance cost is 1.5 Rs per sq.feet aft completion for every month. They might also increase it on the account of maintaining a swimming pool. I'm not sure if you guys contacted the wrong person, but YES Isha Yara is going to be a gated community. It is a part of Isha Homes (Asia's 9th best builder award holders). Previously they did a project of villa's in same Medavakkam called Signature Villas and it was a huge success. Their next project is in Kelambakkam for individual villas (I'm not sure about its name).
I just explored all the on going flats in and around Medavakkam. Isha Yara seems to be the best amongst it. Only thing that would strike me not to go on with this project would be the distance from the main road. If some aged ppl are gonna stay with you, you should really reconsider buying here as its 1+ Km inside the main road. But the Isha fellows keep saying that by the time ppl start occupying the houses, govt will start building the roads as its CMDA approved.
As a family man, I would say, take your mom and dad if they are gonna stay with you. IF they are ok with the distance, go for it. You will have good value for your money. I'm sure they won't mess up as they are totally reliable where in other places, its all private builders where you'll have to worry everyday for the money you paid until you occupy it. I'm sure there are lots of scams too running in place with this real estate work.

ISHA YARA is not GATED COMMUNITY. I'm sure if you are not trust me Please check with the Builder and ask them to mentioned the same in Agreement deed if they can.. I'm sure they will not give it in Writting as ISHA YARA is GATED COMMUNITY...becuase it is NOT.
Since not only ISHA YARA the project running on the same road, non of them are GATED COMMUNITY project. ALL PROJECT HAS COMMON ROAD (DONATED TO GOVERMENT) INSIDE THE COMPOND WALL...

|Navin's is charging Rs 3600 / per sq.ft and near by Sunderkhand Project from Vishranthi charges Rs 3500/ sq. ft ..
And additional to this, they are indicating Rs 5-6 lakhs for registration and other charges...
Is it worthy to buy a 2 BHK for 43 lacs here ?

|Dear All, I am an UNFORTUNATE Customer of ISHA YARA. The staff there are generally Collection Agents , and are also building records. Their Billing schedule does not include any indication of the completion schedule of amenities and services. They have collected almost 90 % of the total payable anout by the completion of brickwork , while the construction and maintenance of amenities are not yet begun.
Also note that the phase 1 which were to be promised in December is delayed , and now , I am considering selling the plot.
1. Moreover , This is not a gated community , as there is a wide public road in the middle.
2, The specifications are for a budget apartment while the prices are for a luxury apartment
3. There is no club house etc
4. People are misguided by the customer care regarding payment schedules , and the payment breakup are TOO Frontloaded , that I have already written to CREDAI for adressing the issues , and I am filing an interest claim with the court immediately

|I have also booked a flat in Isha Yara. As they have already received 90% payment they are suppose to adhere the time schedule. When I enquired last time, they said they will hand over the flat by the end of April which I doubt. There must be pucca road to reach the place as the approach roads are very bad. Can anybody tell when they will hand it over the site. Regarding the gated community, it is there but the main road given to the Govt.is as per rule and it is good in one sense.B cos we will have a good road and approach to the flat.

|I have recently purchased in Q block 101 & 102 and i was never told by the comapny that it was a gated community they were very clear and transparent in thier discussion and they told me that the roads was registered to the local panchayat, i feel that for a rate of 3575 the amenities provided are good and useful. Having a small pool for 444 apts will be useless and expensive to maintain. i feel that we have purchased the apartment after going through the payment schedule and signing the agreemnet accepting to pay in time, hence credai has no right to interfere in terms and conditions and payment structure of the company

|God only knows when the project will be finished. I would recommend everyone who is knowingly or unknowingly to be part with ISHA Homes in any of the future projects.The Customer Care is the one which has job of asking dues only. No job has been done in stipulated time. It is astonishing in Chennai that we booked the flat waited 6 months for sale agreement for want of cmda approval. Now almost two years passed and still waiting for possesion even without any of the amenities,lift, electricity ,roads. The company which is not capable of doing things for customer, has only motives of making money after getting 90% of entire money in short span of time. Customer could nt have their own choices of customisation, and forced to accept their customisation. The fun of thing that all money for customisation had been collected 6 months back and yet the job is to begin. The total amount would run in crores and yield good return even if invested in fixed. The claim they are quality builders, I dont know in which way they are claiming?

|Dear Isha Yara owners,
I am Mrs. Suguna Venkatesh - S-404 and i have faced a serious problem today. Last month I had kept 5 potted roses in our terrace. When I asked for the terrace key with the managment people to water the plants, they refused to give me the key saying that there is a RULE not to keep plants on the terrace. Following that there followed a fight between my husband, mr.himanshu (brother of mr. sudhanshu - rep of s block) which i think you all must be aware of.
After that we had to remove the padlock to go and water the plants since the maintenance refused to give me the keys. Today maintenance team have given a police complaint saying that we have tampered with the terrace lock and brought a sub-inspector named VIJAYAKANTH OF PALLIKARANAI POLICE STATION to my door step to enquire about this.
I intially thought that since the guys working in maintenance are humans and we should not give them any torture by going to the police. But today as things have gone out of hand and we are going to the police to lodge a complaint on the maintenance team - on NUISANCE CASE and further take up the matter LEGALLY. This is for all of your kind information.
