|hi roni here...hve recently booked 2 apts at the Gem Grove. My relatives booked his apt for me. they said that their experience was made smooth by the site incharge Mr.Venkataraman,was really patient and gave a detailed view of the project.
well the reason why i booked here was because all the other apts has some issues surrounding them. i have done my research and decided to go on it,main reason being it is marketd by JLL.
Was also really happy to here that they have received their full approvals and are starting proper construction immediaely. I was also satisfied to here hat few of my collegues have also made a booking here. any one else booked..please comment.

Last 6 months there was not much progress in construction part . But the DTCP approval and otther LCA approval took time. Now all clearance has been done and My loan also got approved from Bank. I hope this week they are starting the cement work and they are ensuring that by March 2011 , foundation will be over. I went to construction site also and there small small work started. 5 JCB are on work .

The delay for SBI loan is because of SBI is going for Project Approval , rather than Individual Loan Approval.They are going some BG Varification for Vision India. I have take the loan from State BAnk Of Travancore and my loan is alredy sanctioned. I went to Gem site and some work started there. Hope this will catch good speed

I have bought a property with Gem Grove. As far as i know things regarding the Bank Process went smooth for me . Bank has also started dispersing the funds to the promoters. I booked with one of the Homebay Agent called Venkatraman. He is doing a good job with respect to all my queries and other after sales co-ordinations. I was @ the beginning very apprehensive to go ahead with the formalities and it was with his knowledge on the various projects and its prices in & around the area that cleared my apprehension and led me to taking an apartment with them. I also actually did my own research on those lines & it came as a very pleasant surprise that the Homebay agent was not bluffing unlike most of the marketing guys. Anyways come what so may i have booked it @ The Gem Grove...So Far So Good.
Banking on the JLL factor.

|Hi, me too booked GL81 & GL82 in gemgrove. So far as the carpet area is concerned, i guess they follow industry standard, add carpet area and wall thickness it is 79% - which is the standard these days. On the homebay agent Venkataraman, i did not have a great experience - he bluffed to me abt the OSR being converted as road, abt they have no car parking plan etc., he is just a fresher out of college, and had very little knowledge. otherwise, my experience with Vision India and HDFC for approvals have been very smooth.

I have booked GL 42 in Gem Grove and have paid 2 installments. I heard from Mr. Venkatraman it is vastu compliant to some extent but again it is upto individual perception on the vastu compliance. Some prefer south facing and some north facing etc. Also, I heard from Venkatraman some minor alterations can be done with respect to vastu.
I have taken a loan from HDFC. So far so good.

I booked a flat in Phase 1 'Sapphire Brown' for Rs.2800/- but in Aadi month(offer price it seems). From Aug 1st onwards it is Rs.2900/sq.ft. As far I searched in OMR road all other projects like TVH, XS real, Jain, Elysium are costlier than Gem grove. However Gem grove is bit risky and noisy as it is very near to main road.
We are dealing with Shyamsundar from Homebay and he is good so far and we did only the first installment and he told to pay the second installment in another 15 to 30 days. The foundation is going on there. and we are informed that it will get completed by Dec 2012. and the Phase 2 by May 2013. So until phase 2 is over the ameneties will not get ready since they may get mess due to phase 2 construction.
So my guess is the whole building construction(phase 1, phase2), amenities, Water front, road track everything will get ready only in Dec 2013 or early 2014. However we can let it for rent when the flat is ready. As of my knowledge 2bhk with 1200 sq ft will definitely go for Rs.15000/- since it is 5 min from Sipcot IT park.
But my only doubt is if the road get extended in future will it not affect the project area? The marketing people are saying they are not tied up with LIC and SBI. So will it be a headache if I apply loan in those banks?

|I've booked a apartment in The Gem Grove, the company has decided to put the concrete walls with the railing on the balcony where they showed the glass material in the plans, and now they considered it as a safety and going for the concrete wall with the MS steel railing in the balcony... which is really unimpressive and also the building elevation will look rich only if they go for the glass material, if they change it to concrete walls with MS railing it looks awkward and similar to the Government Housing board. I want the company to reconsider it with the Fiber Glass Material for the Balconies.

|I wanted to bring to every ones knowledge that Gem Grove at Padur as per their elevation plan could observe the apartments with Glass fibre balcony which looks to be impressive, but whereas when i aprroached GEM Grove in person thye said it would be concrete wall and MS Railing which looks inconvincing. I would suggest Gem Grove to consider having Glass fibre balconies atleast for Galaxy & Imperial as they are high rise buildings in that campus, which would also add more value comparing with other competitiors in that area.....The glass fibre balcomies would def add more impression to the building and it would bring high level of richness. I am very confident that safety wise the company would never compromise in installing the high standard glass fibre for the balconies. I wish Gem Grove would consider this request and take into a consideration.

Already 4 way road available it going to expanded to 6 ways with a service road. In our side already there is some 15 to 20 feet space is there. Hopefully no issue. We are in on road but pollution?????:-)

It’s somewhat good. In Bangalore my friend had experience like this. (National games village, Bangalore).
We are getting lifetime membership for our family but need to pay some min amount may be per month. But how much?
Is there a separate road for Non residence? Homebay Venkat told there is a separate access with Gate.
It maintained by builder not owned. So our association getting some % of profit or rent from the commercial space …. Which reduced our maintenance cost. Is it True?

|Gem Grove completed the Tropical Green with a delay of 6 months till now. i visited my apartment, everything is complete. i hear that EB inspection is the only hurdle for delivery. Saying that, there are lot of deviations in the exteriors, one of main attraction of the project , is totally changed giving it a very normal look. i have given feedback to change it. |Booked apartment and seems delay due to EB connection. Had a good impression on this project but builder turn out to be every other real estate guy. No commitments in written, just word of saying. Building exterior is no way matching with the flashy screen in the web site. Please visit the project before booking.
Do not go by the model apartment, try to visit the finished end product. It was promised to handover by 2012 but now its getting delayed. This is how it goes Gem Grove > VI india > Sai Sabari. Any one delaying might affect the project.
Another stupid thing is the electric transformer visibility from the road.
It is a value for money project but not a luxury as they claim.
Positive Note : VFM, On road project, Location
Negative : Marketing change (JLL to CBRE), construction by Sri Sabari and not gem grove or Vision India., Completed block not similar to the proposed Pic. delay (BIG ISSUE). No quick response and Team follows you only for payment.
Will not recommend except if you look it as VFM and can wait.
Let me see how soon they will handover and keep the promise as per non-hand written brochure.
I want Mr Viramani to read these post to listen the customer concern and put soemone from core team on this project to handle.
If not the upcoming project for them going to be a non-trusted one. I should have gone with XS-Real but mesmerized with JLL marketing style.

Earlier they commited that flats will be handed over by 2013. Now they sent out an email with an FAQ. Thia time they say it is going to be June, 2014. No idea how far they are saying the truth this time.
They are not allowing to visit the flat to look at the status even.
Recently one of the contact person from the team said Tropical Green is haned over to 60% of the people. Not sure how far it is true. Anyone from Tropical Green, Did you get your flat ready? If yes, does it meet all the commitments they made? If no, any idea when they are going to start handover?
I expect atleast this time they should not go out of their words. Otherwise they are definitely going to an untrusted brand.

I recently visited the premises looking to buy a used flat and shocked to see the lifts and common areas poorly maintained, the builder haven't stick to his promises and i could see a structural blunder in the apartment balconies, every balcony is supported with an iron beam. I could see cracks in most of the balconies. I would recommend the present apartment owners to re-consider bugging the developer with a strong association mass, if need be you can even approach CMDA & RERA for remedial measures.
