The project "Tranquil Acres" by Plaza is located at Kovilambakkam, Chennai. The residential units are to come up in 7 blocks.
The units are available in 1011 to 1529 (in Phase 1) SQFT size. The rate per SQFT is Rs.4995 (Phase 1) & 4750 (Phase 2). During launch it was 3175 (for Phase 1) & around Rs.3500 (for Phase 2)**. Hi Jay,

Based on financing from HUDCO and the bank approvals (HDFC Home Loans, AXIS Bank, Kotak Mahindra and ICICI Home Finance), it seems there should not be a problem with respect to approvals from CMDA, etc., as each of these institutions will want to protect their lending and see to it that the project meets the required conditions.

The rate seems to be reasonable and though it is marketed with the huge "Velachery" tag, it is at quite a distance from Velachery. The distance from Plaza Tranquil Acres to Velachery MRTS : 4.8 km [wikimapia.org] and it is more than 5 km if you consider having to make a U term after the over bridge to reach the station and the distance from Plaza Tranquil Acres to Velachery Vijayanagar : 5.5 km [wikimapia.org]

The rates for new projects in Velachery even by small builders - in around 1 ground (2400 sqft) of land or lesser, and hence typically without the usual amenities available in larger projects - is upward of 4200/sqft.

Considering the location of the project on the road connecting the current airport with the IT Corridor (OMR/Rajiv Gandhi Salai), it is a good location and also considering the facilities offered, I think it is a good deal.

i would like to know if the project construction has started and their claims of getting 90% of the flats booked is true?

I have not seen a single advertisement of this project anywhere in newspapers(Hindu/Times of India).
I am a little concerned if this will get completed in their projected time frame.

When is it schduled to complete if you have any idea?

Hi Jay,

The entry in PlaceToLive.in was added after their Hindu Ad (possibly on Apr 04).

Apart from that, I think it will be better for you to actually visit the project site and also interact with the builders.

I am not sure if the "90% already booked" info you are mentioning is accurate. This can be both good as well as bad.

Bad because, one is likely to pick from the "left-overs".
Good because, a lot of people think this project is worth the rate and are investing into it.

I have started a new group for buyers of property from Plaza Builders , Tranquil Acres. The construction is yet to start.I paid 5 lakhs advance in April and the buyer promised start of construction in May .As of July 10th i see no signs of construction .As per the sale agreement the penalty clause starts 3 months after "APPOINTED DATE"."APPOINTED DATE" defined as date when they obtain CMDA approval which can be any date even Dec 2009 .Request all buyers to go through Penalty clause carefully

Though the builder claims the common area is 14% and wall area is 10% leaving the actual carpet area at 76% the actual carpet area as per drawing is only 72%to paid for area. There is a gap of about 40 sft from what you pay for and what you get. Would any one clarify how salable area is arrived at?

I am also having the same doubt about the balance 40 SQfeet space ...... will they mention the details in agreement (ie total area, carpet area etc.,) so that the confusion will be gone.

And regarding the penalty clause... the amount mentioned is less ie Rs5 per sqfeet when compared to the market standards and the price that we are paying to the appartment.

This is my second post .In the previous meeting we had asked some doubts regarding the sales agreement to Jones Lang LaSalle Meghraj who market Tranquil Acres .The agreement says the penalty clause starts 18 months + 3 months grace period after appointed date or date of signing sales agreement which ever is LATER . The appointed date depends on the date they get CMDA approval,hence we are not sure of Appointed date .We have asked for it to be changed to appointed date or date of signing agreement WHICH EVER IS EARLIER. Hence if we sign sales agreement we won’t be subject to whims and fancies of CMDA .We are yet to get response on this .Will update the group.
We also asked about the penalty clause which states their liability is limited to only Rs 5 per sq foot .Even DLF offered Rs 10 per sq ft. We have booked 1500 sq ft home. So we expect a penalty of Rs 7500 /- p.m which is very low .Mr.Sivaramakrishnan refused to increase the amount and never explained the logic at which it was arrived .I hope if more people get together we can ask again if builder will increase the penalty clause .Will post as and when I get more updates.

Well I am in same boat, even I had paid 10lakhs and the buyer said they would start construction in June .Now it is August it has been 5months and I am losing hope and I guess they will start construction probably by end of this year or next year only. I heard from my friend's friend that they have paid about 20lakhs last year. Builder said they will start construction by dec2008 and now it is august 2009. It has been 1.8years since they gave money to the builder, now they plan to file a case against them. So was anybody able to meet the builder in the recent past. There is also a rumour that one of the partners of the Plaza group had broke his partnership so because of that also there is a delay in starting the construction. Please if anybody get any info please post it.

I had booked a flat in Tranquil acres just by giving the booking advance only. The construction is started
and foundation for A block is being done. They said that the construction will be over by dec 2010. Residents can occupy at jan 2011 and after that 6 months other amentiies work will be going on. like park etc.

Home bay is marketing this apartments and considering the location of the apartments it is very attractive becoz it is in new airport road.

Iam not planning to enter into a sale agreement untill they get CMDA approval.

The problem which was explained to me was, If you are constructing any apartments, you have to pay a huge sum of money to CMDA just for road,water,eb etc apart from the eb deposit, taxes etc. The builders association in chennai has registered a case against the CMDA questioning why the money has to be paid to the CMDA, because they are laying the roads, facilities etc... This case is going on. If this case turns on favour to builders, then they dont have to pay money. If this case turns on favour to CMDA, they said that they will pay the money and get the approval.

The homebay marketing guy (velu) said there is no problem in EC, etc at all.
They have all the approvals in place and then only they are starting the construction work...
He said he is ready to give all the documents for verification, once we agree to go for sale agreement.

Why dont we find the forum of "green acres" - last apartments constructed by plaza builders. So that we can get the experience of the existing customers???

BTW, I visited the green acres apartments by plaza., it was nice and good ...

Regarding the partner broke up thing, the home bay sales guy (velu) said that the previous marketing partner has cheated this plaza group builders and looted some money. He said that is the only reason they are looking for professional marketers and they rope in home bay.

The home bay guy velu is very helpful.. Iam planning to get the case number (which he is saying going on) and planning to check it through net...

Though i booked a flat , i decided to take back my cheque, as i found the cost worked out to about Rs.3700/- sft considering actual area you are getting in comparison to sold area as well as add ons and completion time of the project. Not sure if you would get back your investment at the end of the construction, with the slump in construction industry. Happen to meet the promoter Shayam, nice guy, honest and frank.

I had been to this site last week and the foundation work was going on. I have booked a double bed room apartment but not done any registration or gone into any agreement yet. Just paid the advance and waiting for CMDA approval. I spoke to Velu and he said they would be getting the approval in one weeks time. Currently foundation work was going on. 2 double bedroom block and 3 triple bedroom block foundation work had started.

According to me, just now the case is withdrawn and lot of builders have been applied for the Approval. And too, there was a discussion between CREDAI members and Stalin to reduce the amenity charges, once that was done. It should be easy cake for us..

I think it will take a month or so to get the approval.

I request you all guys to inform in the discussion group website whenever you
are planning for registration (ie. after CMDA approval).

If there is any criteria that has to be changed in the registration document
which we are not comfortable etc.. It shall be made visible to the builder only
if we go in groups for registration.

Iam planning for a private group.

I request all the guys who are actually interested in this property to
acknowledge to join the private group, so that we can form a separate private
group, as this group is very old and it is public.

I am not an expert at this, as it was my first home.. General practice.. I really dont know...
I enquired velu, will there be any surprise price change than it was committed to us? He said strictly no.
I believe that the registration charge can go up once the guideline value is revisited.. Guide line value might be revisited once the road is named and bridge is open..(this is my guess)
May I request you to enquire your cousin who already booked the flat in serene acres???

Hi All,
I have booked by Apartment by paying 10% of the amount and yesterday i got a letter from Plaza team, regarding the Date of UDS registration and at the time of registration, we need to pay 35%.
They are also giving the CMDA plan copy of our apartment, I personally went to the office and collected it from a women named Nirmala. She said for the Bank purpose, they are creating a master Copy of the plan and they told that they will be giving the APF number for the same so that te bank can view the master copy with this APF number.

I had been to the site on 8th. as well as 15th. The work did not happen on those days (they used to work on sundays too). however the site was not water logged. Obviously it was not drivable or walkable due to the mud and rain water, but water was not logged in the site. To my knowledge all the excavations are closed and foundation is raised high to the ground level.

Did anyone else go to the site over weekend?

I have booked a 2 bedroom flat in phase - ii. I am told sale deed in original will be given directly to the bank from which I have taken loan and a copy will given to me. I am also told that even for One who buys the flat in Cash, Sale Deed in original will be given post the Handover Date. My query is "Why not the Original Sale Deed be given to the purchaser as soon as it is obtained from the Registrar" be the flat bought through Cash or Loan?

think twice.. i guess due to the hype created by over excited customers like us, they are now charging 3995 per. sqft and also the flats dont look worth that much.. 50 L for a 3 bhk.. just becos its close to 200ft road.. wow.. too ambitious.. i understand a 10-15 unit buider charging so much since he wants max profit out of mimuinum house.. but plaza need not be so greedy to charge 400 more than what others charge.. they can take home a huge purse even with 3.5K..

But this is just me.. now ppl are still queuing up, blindfolded , for this proj.. who knows in 2 montsh he will make it 4.2K.. Nice thinking ppl..

I have the following questions on the apartment

1. they have mentioned the life span of this apartment to be just 20 years normally it will be 30 years?
2. The source of water are just the two well near by and the lake will that be sufficient when the apartment is fully occupied ?
3. There is no over head tank facility how does the water supply to individual house work?
