I got a call from Bank Executives for Home Loan last week, and I said them I can start from my loan process only after I get all documents from builder and they said CDMA approval has come and yet to get the approval from Local Body Panchayat. They are yet to start the construction and it is quite a big project (275 apartments), so they said this will be completed by Jan 2014. I used to call the marketing guy from Plaza Builders and he is telling the CDMA approval is in final stage and they will be getting it by this month but before they said this approval will be done by March mid, and I do get a call from banks for loans and banks like hdfc,india bulls housing loan have said that they cleared the title for land and this project is approved by them for home loan. What is the sq.ft rate they are offering now?

I too blocked a flat in Pristine acres in Jan 2012. At that time they said the project will start on March. But i got an update from marketting team and plaza office two days back that this weekend we will get an official confirmation call for agreement signing and registration. |Hi Thangaraju- I had checked the ground water and it is okay to use and not the salty content. they have total 8 sumps in the project. Out of that 1 sump has the salt content and others sumps are fine. Sump pumps are 200 ft deep here. But water is available in the 6 ft itself. I got this inform from the project team who is actually working there. Let me know if you need any details.

I too got the mail from the Marketing team about the CMDA Approval, Sales and construction agreement,registration details for this project. they kept us waiting for a long time and there were no communication after that. we had to call everytime and get details.lets hope after this registration, everything goes fine.registration date is given as 15th june. is it the final date proposed by them for registration of all apartments? i dont think it is possible to do all registrations on a single day.
we are planning to call the marketing executive tomorw and ask about prompt payment discount details. will keep you posted on that

Thank you for your seconded opinion.
I had already spoken to the marketting team last week and asked them to include the amenities list(like Gym and PlayArea) in the document and they have modified the template. So we should be good in that aspect. My only worry is with the completion period they mentioned as 24 months+3 months on the agreement. They say it is the common thing for all theri projects and they will complete the project even earlier.

I got the same answer from them on 24 months clause. They say it cannot be changed and that's the default number as per legal team. Only oral promise that they will complete well before the 24 months period.
I enquired about SBI home loan, only issue was that it will take 2 months of time. Also, he was asking lot of documents. Currently I am thinking about applying in LIC.

He said during the CMDA submission they did not mark the area for swimming pool. But he said they will construct the swimming pool as they have space after demarcation of blocks.

|HDFC bank is not prepared/ready to disburse the loan amount not earlier than June 14th or 15th(Which is the last date, as per JLL agreement). It seems HDFC is still waiting for a lean letter from other banks(for a portton of the land). Not sure what is the status with the other banks. Could anybody please confirm of anyone got loan disbursement from other bank for this project???

I blocked an apartment last sunday and asked two days time to give the initial advance. they agreed for it and blocked the apartment on my name. i called today and they have sold that apartment to somebody. I have visited the site today. Foundation work completed for block 1,2,3,5 & 6. Aerocon blocks are unloaded near the site for further wall work. I have checked the ground water quality in two bore wells. Its potable. Otherwise the construction is moving as per the plan. Inspite of heavy rain a day before, construction site is better and accessible. :) :)

|Eventhough the car parking and foundation is completed for all the blocks, they have not raised to pay the additional 10% cost for all blocks. I did not get any email on paying the 10% for 5th block.
Another update from the project manager of the site is that, those who booked the first floor can see their internal elevation and oral model of their home by last week of November :-) . Also our flats would be 1 foot higher than the main road(which is very less for the premium builders, normally they will have more than 2 ft higher than the road level). This is poor for pristine. If you looked at their serene acres project at Thoraipakkam, the flat is now lower than its road level.
The another fact is that, on the road to commute to our flat from the church, very bothersome. But I hope this will get settled in 2014. Thats all folks!!

|Yes, the approach road is not good and also it may get worser because of the heavy vehicles transporting materials for constructions...
but on the positive side, when we spoke with one of the builder (not plaza), they said this road would be widen to 60ft ( not sure when :-) ).. and also, no water logging in the area for the recent series of rain.. which is convincing..
Even we were looking for additional loft but from the beginning, they didnot encourage any structural ( minor too ) changes...
And they are OK to have electrical point alterations alone...

|We paid 2L to block a flat, 8 months back. You can cancel it anytime before the registration with no penalty. They return the full amount genuinely.
But I would advice you to visit the site and consult with JLL people before go over, as these terms are subject to change on their wish.

He informed that the 2L payment for blocking the flat is valid only for a week after which the loan approval process should commence. 50% of the flat cost should be paid after 3 weeks.
If anyone could give some of their thoughts on how you have arranged for the payment plan for pristine acres, it would be helpful for arranging my finances.

|Once you make a booking with 2L in a weeks time you will get a letter to pay 20% minus 2L in 3 weeks and another 30% in 2 weeks from that for registration.since foundation is ready in almost all blocks the next 10% also will be due then. Some lenders like hdfc will allow you to pay initially 10%, and the other 10 later, provided you are eligible and avail 80% loan. So soon after booking, or better still even before talk to a lender, plaza/jll will provide you the contacts. See what documents you need to ready for the loan, arrange for them and apply for loan no later than a couple of days after booking. I have booked a flat in Pristine Acres.I need some info on following things.
- Looks like there is no overhead tank system and instead they are going to put some other method of pumping water from the sump.I spoke to builder about this and couldn't get much clarity on this.Not sure about the pros and cons of new method.
- Looks like the power backup is only for common area.Not sure it is extended for the flats also.
If you have any info on the above things,please share it.Is there any mail group created among the people who are owning the flat in this project ? If so,please let me know so that we can discuss these kind of things.

|yesterday i had been to plaza office to pay my next payment. i asked them about the overhead tank. The JLL representative called to one other department members and confirmed that there will be overhead tank in pristine acre project. No new tech
But he could not give any concrete answer why the overhead tank is not mentioned in the agreement.

Not so familiar with the dynamics of the flat / gated communities, I thought metro water provision is prohibited for communities in such a big scale.
I think we need to get more clarity...But i am sure that at the moment there are no clarity on the metro water provision at the site...

Happy to share that I registered my house today. The entire process was smooth and was over without any hassle. Thanks to ramesh from plaza for getting things done for us.
I went to the site today and noticed couple of things.
Roof work for block2, 1st floor is completed. I wanted to have hooks to be fixed for swing(oonjal) but now then the roof work is over it can't be done now. Anyone booked their flat in upper floors. Inform them now if u need hooks.
Also, for electrical fittings, looks like plaza is coming out with some package for modifications, such as ac vent provision in all bed rooms, inverter provision for lights and bulbs and two way switches. They will send us the letter and we have to choose from that.
Overall the work is going in full pace.

I checked with site engineer about overhead tank and he confirmed that it is indeed going to be overhead tank.So things are clear on that front.But worrying sign is about corporation water provision.Traditional method is two divisions in sump (one for corporation water and one for bore water).Similarly overhead tank is also divided accordingly and there will be two separate pipe lines for each of them and it is made available in kitchen sink.When I spoke to him about this,he said there is no such plan.He is saying there is no corporation water facility right now,so they didn't plan for it.This doesn't look good for me.I feel we should not overlook this.Probably if all of us put pressure on them,they might do something about it ?

I have zeroed in one flat with a builder, details of whom i cannot divulge in this forum.
It would be helpful if you guys advice me which bank is the best to go for loan. Suggestions invited in terms of flexibility they offer, lesser hidden charges, irresponsible agent in charge etc. After all santions are done, the guy shouldn't stand infront of me looking for 'some' bloody charges for which i have already signed on the application. Honestly, these bank agents are so clever that they somehow hide few charges and spring a surprise at the last minute when we CANNOT say NO...
I have had a worst time with an IDBI agent for my earlier home loan and had to take him to the court to settle things. So this time i don't like to take any risk. your opinions and suggestions would be a great help.

As an experienced one time flat owner and having been dealt with many builders, I would like to let you know guys that our discussions should be private.
The builders are clever and have law by their side...We shouldn't show our vulnerability to the builders which gives them an undue advantage...I welcome someone's idea to have a private google groups although privacy is still not 100% guaranteed.

Just went through the additional cost sheet for structural modification and electrical connection sent by Senthil. I feel they are overloading our budget. These days, all reputed builders provide AC points, inverter line wiring together with the flat construction. Plaza guys have a trick of not providing it initially and now, they are asking huge amount as everyone going to ask for it definitely. what do you guys feel? is it worth spending such huge amount....?

3. Change over DB and two way switches for light and fan will be provided in the Master bed room as default.
All the customization has to be informed by January 10th beyond which customization will not be accepted.

Im looking for flats in perumbakka area. Today i got to check in Plaza Pristine Acres. The manager over there told me there is only one 2BHK flat of 904 sqftavailable in 4th floor, rest all booked.

|Beware when you decide to book an apartment at Pristine acres. We have already made the bad decision and suffering because of that. The handover was promised sometime around Mid-2014 which has not happened till now and not going to happen anytime before the end of this year. And the worst thing than this is that there will not be any responsible answer from the management side. They will not even bother to explain the genuine reason behind this delay. So when you make a decision to invest your hard earned money in a property, take lots of time, think well and do it. Do not suffer like us.

Available apartment is in 4th floor, Keeping that in mind can I ask for 3200/Sqft?
Please suggest me the best price to bargain.
