I bought a house in Mantri synergy 2 in 2009 August.
But till now i didnt get a key. They are postponing the possession date of flat.
Quality is worst.
Please dont believe them..

|Hi to everybody ! I have recently booked a flat with Mantri Navaratna, Chennai. They recently sent the sale and construction agreement to be signed. But we are surprised to note that (a) There is NO mentioning about UDS (b) the names of the buyer i.e. our names are only mentioned in annexure. Upon asking Mantri claims it is their procedure and they would mention the UDS only during registration (but there is no hold for the buyer - am I right/). None of my relatives and friends have seen something like this while buying a flat. If any of you have experienced with Mantri, could you please comment on this? As we are investing huge money by borrowing loan as everybody else does, your advice would be helpful. Thanks.

|I am a resident in Mantri Synergy (previous project of Mantri Developers in chennai). The lift is not having a very basic safety mechanism that when power goes off, it doesn't go on to the nearest floor to open it up. If power goes off people will be stuck and if there is no electrician to do the switch over to the DG power.. that is stay there in the dark and if you are lucky to survive then some one will come and open the door for you... Staying in 8th floor there is no option other than using the lift... Very basic security feature is not there in the lift of this so called "HI-TECH" apartment. Frustrated living here.
Mantri developers are not doing a quality job in Chennai.

I too booked an apartment in Mantri Navaratna. I was also surprised to know that my name was mentioned on the Annexure only and not on the main document. I still do not see the UDS details on the annexure. Where do you see it? I only see the Super Bulit-up Area sq.ft details.
I do see the completion date as 15-Mar-2013. But are they on schedule to deliver by Mar 2013?
I have already paid 90% of payment. The payment schedule says to pay the remaining 10% only during handover/possession. But I was recently asked to make the remaining 10% payment too (even though they are not ready for possession) and proceed with the registration process. When asked to clarify, they say it was an instruction from the head office. Even for the first 90% I was hesistant to pay because other developers ask only 20% as initial payment and remaining 80% after completion or during hand-over. But Mantri seems to collect all money before hand. I had no option since they said I will end us paying penalty for not paying on time. Have you guys or other buyers have the same experience? I think Mantri should change their policy and stick to the agreement document on both payment schedule and deliver. If every buyer joins hands and objects to pay 100% before they hand-over, I think Mantri will think about this. I'm not going to pay the remaining 10% unless it is completely ready for possession. What do you buyers think?

I too booked a flat in Mantri Navaratna, they have intimated to pay the remaining amount, but it's our wish to make the payment, we can pay the amount at the time of possesion no need to pay in advance, the only doubt is, they have mentioned that the registration will happen after disbursing the remaining amount, but bank persons said the bank disburse the final amount once registration get completed:), this should get clarified with the Mantri CRM team, the project is expect to get complete by june2013.

Thank you for your reply. I first thought you are a representative of Mantri developers because your username sounded like that. Good to know that you are a buyer.
I will check with Mantri if it is optional to pay the remaining 10% now. But they are calling all owners for registration (atleast all A block owners that I know of). So if I have to go for registration, I have to pay the remaining 10%. As I mentioned earlier, I and my bank already paid 90%. My bank is ready to pay the remaining 10% but just waiting for my approval. I'm not going to ask my bank to disburse the remaining 10% until construction is completed and ready for possession.
My friend who is another buyer recently went to look at the apartment. He says only A block seems to be completed and there are still more interior work to be done in A block. Initially, Mantri said they are going to complete all 9 blocks in parallel and handover all the apartments at the same time. The reason they stated is that they do not want to release 1 block at a time and have residents occupying while other blocks are under construction. At this point, I don't think they will meet their deadlines. Does anyone know if they will pay us interest for all the months they delay?
Btw, do you see the UDS details in the annexure in your agreement document? I only see the Super Bulit-up Area sq.ft details.

Yes, as you said the remaining amount of our own contribution to be paid prior to the registration, its good as you mentioned to disburse the balance amount on the project completion.
Do you have any idea on the exact completion date of the project, have you received any written statement or mail regarding the project delay?, as per the agreement the project completion date is March 15 2013, but till now there is no official announcement to the user regarding the project delay, because they didn't want this to be recorded.
Regarding project delay we need to ask them as a statement than only we can able to ask for the project delay compensation. May I know in which block you have booked your home? if you wish mail to (firstname.lastname@example.org).

MANTRI saying now the possession date is on October 2013(I had mail from Mr.Jeyakannan after long struggle), mentioning that they will allow the users to start their Interior works and house warming ceremony by July if only they have registered and the possession date is postponed to October, I didn't believe them on this, for sure they will postponed further.
Hope we need to join hands and demand them to get the exact completion date and the compensation for those delayed period as per the agreement.
Customer support is the worst part I faced, if you ask any clarification through mail, they wont response, you want keep on tracking and need to beg for the reply.
Even they can say it is a printing mistake in the agreement completion date is on March 15 2014 instead it was printed as March 15 2013 :-).

I checked recently with Builder, Again it is postpone and they said that they will try to complete by Oct End…but when I keep checking the status, past 4 month No development in status. I guess purposely they hold the STP. It remains in same status for past 4 months and resources are also is very limited. so I am not interest to buy flat. One of the buyer, my friend want to register the flat, he approached the bank, they have some clarification with builder and said discussion going on and refuse to release the final amount and really don’t know what kind of clarification now the bank need. I am not sure. It seems like under play. We already know, nationalized banks are unable to provide the loan to mantri items. So two or three banks which is referred by builder. Obviously we have to go to that bank because we paid 15% of amount with service tax. Within 9 months builder collected 90% of money. It is almost one and half year gone. I think they purposely postpone the possession time because we have to pay EMI for 2 to more years. As I know home loan, starting EMI have 90% percent interest and 10% percent may be principle if you are in transit EMI. If Pre-EMI 100% Interest. Within 3 years they collect I guess 60% of principle value as Interest. If you like to move the loan to nationalized bank. You principle remain same or decreased few 1 or 2 percent of principle value. If you move again in nationalized bank do the same like 90% interest and 10 % principle of EMC for 3 years, so that only banks are saying 3 years you have pre-close limited amount not allow re-paying the amount. If you stay 2 years obviously you have to continue all 20 to 25 year with them and the same time, builder may utilize the profit and hold money can have option to spend to next project. So think this may also one of reason for delay. I guess because of why the builder going with agreement instead of registration. But 100% not sure , When I read your comments and feedback.
I guess they are not ready to pay compensation for delay. If you say, It is noted in agreement,If you are 100% paid buyer then only they may plan to provide. Who are not paid 100%, they are not consider. Because you have to pay for construction and they do construction. apart, they don’t do anything. If any pending amount, considers that will be the reason of incomplete. So who are have money, please check with bank and do the registration, so that you will have option to get compensation. Please before doing, check with your bank. Because they are only have to hold the paper.
If Anyone have different directions in this… please comment. it will more useful for all flat buyers….I am looking for buying greated community flat.I don’t thing we get ready to occupy status.So Keep checking in blog feedbacks and analyzing .If anyone knows Good builders.. please recommend.

When are they planning to handover the apartment? They initially advertised the handover date to be Mar-2013.
I also feel it is not advisable to pay the remaining 10% and do the registration, what is the use of it. the compensation they are going to pay is paltry(if at all they pay), will definitely be lesser than the interest which we are going to pay for the remaining 10% amount.
Just post it in all the websites and spread the news to all your friends and surrounding about Mantri, so that no body is getting cheated by these people again.
I already read many articles regarding there Synergy Apartments, which was even worse.

Please don't buy the apartment by the name becos atlast people who buy these apartment will be struggling.
I am also a victim by buying this project.
People who are not registered will have big surprise.
1. Eventhough we are paying 1 year maintenance as advance they are also asking some caution deposit.
2. This one is useless. If your are shifting to the apartment and due to unavoidable condition if u moving to some other place within one year of shifting ...they r charging some money.
I am also amazed to see they are getting some amount for transfer of electricity meter... i am not understanding these concepts, already we have paid sufficient amount of money for electricity.
People who are going for registration please read the terms and conditions carefully.
Now they shifted the possession to Nov last week...

MANTRI starts to allow the customers to start the interior works, but they are demanding an amount RS 3500 as electric charges and admin charges for interior works.
The charges are flat rate, the rates are not corresponding to the amount of electricity consumed.
If a 3BHK home is get fully furnished they need to pay Rs 3500 as well as
for 1BHK customer also need to pay the same RS 3500 even we do it for Modular kitchen alone,
they didn't have any mechanism to calculate the amount based on the usage of electricity as well as admin charges.
MANTRI still sucks cutomers. Utter Worst..,

Earlier stated the STP issue for 10 months, now started with completion certification issue..,

Without completing the ongoing project.., they starts to promote for their new projects(Money Suckers).., beware people, If you are looking flat to be delivered on time, (don't trust MANTRI, Please avoid them).

|Yes, Rekha mailed as December 20 that's correct, but there are lot of works to get completed, the lifts are not installed for many blocks, the drive way works is not yet completed, God only knows the exact date, previously she had send a mail stating possession would be from November 15.
Jeyakanan told the project will get completed by Feburary.., it is sure that they will complete by March, then only they will allow for possession, after that they might work on the amenities what they have mentioned.

|The Proposed Possession date is by the month end of June 2014, that too is doubtful. It is better to file complaint in consumer court against Mantri at this stage itself, because I heard complaints to be raised in consumer court within two years of project delay.

The details on compensation are furnished on the construction agreement in Page-8 (point 14.5) as Rs-3 per sqft of saleable area.
I am requesting all the customers to attend the customer meet which is held on every Sundays around 10 to 10:30 AM, conform this meeting through this forum before you attend.
In the Last Meeting held on April 6th(Sunday) we conclude to meet the GM named Manoj in the MANTRI SYNERGY in padur OMR road, to take further action to give the possession before June 10th.
A proposal to give a petition directly in CM cell and to observe fasting in front Taminadu Thalamai Seyalagam chennai as the final option
We need to join hands than only the possession will be achievable else MANTRI never minds n this issue.

Unable to post the update for last couple of weeks because I am sick, this weekend on Sunday(APR 27) there is an customer meet around 10 AM @ chromepet, the agenda of the meeting is to issue a legal notice against Mantri, for this customers needs to come forward and join hands and all the customer needs to sign on the legal notice for the further proceedings.
I requesting all the customers to come in person and do the needful to get the possession as soon as possible.

|Update on Last Meeting held on (April 27)
We have drafted a letter for Mantri particularly on the compensation part
1. Rs 3/Sqft as per the agreement.
2. As per agreement last 10% of amount to be paid at the time of possession, but they demand and collected the 10% at the time of registration, hence for that particular 10% of amount we asked to pay the interest.
3. Due to long delay we asked them to pay the compensation based on the monthly rental.
the letter have been drafted and 50 members are signed on this, we request lot more to come and sign on the letter, (the meeting will held on every Sunday by 10:20 AM @ Mantrin Navaratna Chromepet).
People like to join in the customer google group can enroll their mail id's by following the below step:
Step 1 : Copy the below URL in a notepad and replace "XXXX@XXX.com" with your email address
Step 2 : Once you have updated the above URL with your email id,copy the updated URL and paste it in the IE browser and hit enter
Step 3 : A Confirmation email for the subscription will come to your mailbox. Login to your email and hit the "Join the group button".
Once the above three steps are complete, request will go to the group moderator and once the moderator accepts your invitation,you will be part of the Mantri-navaratna-residents group id.
Pass on this to other customers who wish to join our group.

|This weekend the meeting is going to held by 10th May(Saturday) @ Mantri Navaratna chrompet, because to meet the GM Manoj to put forward the grievance.
1. Mainly we focused on getting the possession as earlier as possible.
2. To discuss about water choking in drive way and also in terrace.
3. Individual flat owners to address their issues in their flats(ex: lot of flats having door alignment and lock issues).
4. To get a reasonable compensation.
5. To discuss about the amenities as mentioned in agreement.
Request all customers to attend the meeting to get these things happen.

|I believe Mantri has cheated all of us, buyers of this ill-fated property. Ideally, they should have applied for Environment Clearance even defore starting contruction. Even now they don't have environment clearance. That's the start of their fraud. I have a hunch that they will not be able to hand over the property in foreseeable future. We should file an FIR with local police station.

|I am also the owner of Mantri Navarathna Flat. I think its time to proceed legally and try to reach through government. We should enforce Mantri to repay all the interest incurred from March 2013 and pay compensation for mental agony and cheating customers.

|Hello everybody, We are in US and have been wondering whether there has been any update about completion certificate. Sorry that we are not able to be physically present there to help others who have been actively involved in talking to the Mantri office people directly.
I wonder if there is any legal problem or strong deviation in the construction. Earlier, they had to remove the extra office buiding and hence CMDA objected. But it has been many months since then. Does anybody of you know people in CMDA so that we can check??
Without official completion certificate, it will be difficult in the future for all purposes.
